Job Description:
Managing a team of Planning engineers, Quantity surveyors & Project coordinator.
Plan the delivery of the project at hand.
Making sure that all the aims of the project are met.
Representing the client's or organization's interests.
Preparing the first cut budget. (Both construction budget & the costs that will be incurred by the company for other works such as marketing / liaison / legal / operational expenses).
Preparing the detailed Item wise Budgeted cost based on the Company's Final Amenities List and specification and over all finalization of the scope of the project along with rate break-up of major items impacting the Budget. The Final Budget shall have the Company's approval.
Track the budget during the entire course of project cycle on a weekly basis.
Monitoring cost implications as detailed design evolves and advising the Company of any major cost changes in the Budget at every stage of the project through reports.
Collect all BOQs from respective consultants.
Preparing the Work order schedule - for any agency to execute that particular activity well in advance.
Preparing the material requirement schedule- (for those that will be supplied by client)Document the delays of each agency with facts & data to enable client to introduce any penalty clauses.
Prepare detailed activity-wise Master Programme for the Entire project identifying the specific activities with inter-activity dependency, sequencing and activity duration for acceptance by the Company.
Preparing the cash flow statement.
Preparing the material requirement schedule- (for those that will be supplied by client)
Preparing the Labour requirement schedule.
Preparing the DCI- Drawing Control Index- List of drawings needed for the entire course of the project with dates of delivery by the respective consultant.
Regularly maintain, monitor, and up-date Construction Programme including mile stone events for drawings, contract awards, material procurement and all cost related measure through Reports.
Identify causes of delays and proposing rectification measures with cost and time implications for discussions with and approval by the Company and implement such approved rectification measures.
Any matter having financial and time implications, which may arise from changes in design and/or specification, attendance at meetings, site visits, correspondence, etc. should be formally communicated and highlighted to Company.
Prepare the milestone targets- for all activities / Work orders / purchase Orders.
Document the delays of each agency with facts & data to enable client to introduce any penalty clauses.
All work orders preparation.
Sourcing of agencies for execution.
Sourcing of vendors for supply of any material.
Steel reconciliation.
Reconciliation of any other client issued material.
Collecting of quotes from any agency / contractor / consultant.
Preparation of comparative statements.
Preparation of RATE analysis
Processing of all invoice s (all contractors / consultants / agencies processing of any invoice of vendors of client supplied materials.
Receiving of any invoices- either from any executing agency OR any material supplier.
On completion of each of the jobs/ works by various contractors/ vendors the Construction Managers shall check and certify the final bills submitted for payment.
Enforcing contractors to submit all papers regarding statutory compliance like CAR policy / Workmens compensation policy / PF papers / Bank Guarantees.
