Job Description:

1. New Projects & Improvement Projects - Feasibility Study,Site-check,BOQ ,Co-ordination with stakeholders, Ordering,Executions & Handing-over
2. Responsible for budgeting, scheduling, staffing, and supply chain management.
3. Prepare & adherence to PM Schedule and Spare management.
4. Monitoring of energy consumptions & comparison wrt baseline. Implementing energy saving schemes for continuous reduction in energy consumptions.
5. Plan & ensure execution of Preventive Maintenance (PM) and Breakdown Maintenace (BM) of HVAC/PHE Equipments equipments like AHU,FCU,Split ACs, Fans,Chillers, Pumps, Cooling tower, Hydro-pneumatic Pumps, VFD,Megacontroller, Fire equipments etc
6. Prepare & Review CAPA, SOPs, Equipments history,PM Checklists etc
7. Ensure operation and maintenance activities are executed as per approved engineering practices.
8. Ensure that CAPEX & OPEX works are being executed as planned.
9. PR/PO Compilation & follow-ups wrt Procurement for its timely release.
10. Conduct self / departmental audits for availability of Spares / Consumables / Tools for HVAC,PHE, FDP.
11. Ensure Terminals Mechanical Safety, Regulations/Legal compliances. Availability of Hoist Test reports, Water quality reports, calibrations reports,CO2, RSPM etc. by 3rd Party.
12. Ensure proper O&M of Smoke Fans ( Fire related devices) - Exhaust, Pressurizations, Jet fans,Fire alarm etc.
13. Ensure proper use of Scaffoldings/Tools/Tackles & work-permits including hot-work permits
14. Ensure proper disposal of Grease Traps/Soil wastages & its SOP's in conjunction with Environment.
15. Ensure timely removal of greases in Grease pits to restrict choking of pits/line leakages etc.
16. Ensure proper cleanliness of Apron RO/Coolers. Restrict leakages wrt taps ( due to damages, etc.) & its surrounding area cleaning through Airside/ housekeeping.
17. Working knowledge in SAP - PR/PO, Bill , MIGO, Service Entry, Material Management wrt Stores/Quality check
18. Experience in the Building Construction Industry preferably large infrastructure Buildings, Airports, Metros,etc.
19. Review & execution of HVAC/PHE/FDP services and related electro mechanical and other MEP Services for assigned project.
20. Develop operations plan and direct overall activities to assist in achieving total construction objectives.
21. Planning/allocating the required resources to complete the project.
22. Reviewing the performance of the man / machines employed in the Projects.
23. Ensuring Quality of construction process.
24. Identifying the sources of cost reduction/ planning/ profit maximization.
25. Reviewing Project Progress against target.
26. Approving the bills of suppliers/contractors after proper measurement/ verification at Site.
27. Perform all other duties as assigned and required.
28. Ensure functioning of Shift duties ( including night shifts/holidays) as per Shift Roster.
