Requirement for Embassy Group, a leading development firm in real estate commenced its operations in 1993 led by Jitendra Virwani, Chairman and Managing Director of the group. The establishment has developed 37 MN SFT of Commercial, Residential, Retail, Hospitality and Industrial Warehouse spaces and holds an extensive land bank of 1,700 acres across the country. The operation spans across Indian and international markets that include Bangalore, Chennai, Pune, Coimbatore, Serbia in Eastern Europe and Malaysia.


Job Description:
A. General
1. Be completely versed in the contract for the project, and of the company's objectives. Satisfy company's goals.
2. Analyze the project scope, the Company's RFP and contractor's proposal with the Project Head.
3. Organize the work on the project and set forth the procedures to be employed in accomplishing the project.
4. Be the one point-of contact for all incoming and outgoing project information. Ensure proper distribution of project information to all project team members and consultants.
5. Contract for the services of outside consultants when required.
6. Develop and monitor the project design schedule to meet Company's time objectives.
7. Keep the Director of Operations and the Accounting Department informed on the status of the project.
8. Develop and monitor the Company's construction budget and schedule. Identify long lead items and proposed form of construction contract as easily as possible.
9. Attend project meetings, as necessary.
10. Establish documentation and administrative organization for the project

B. Conceptual, Preliminary and Final Engineering Design Phase:1. Schedule design meetings and schedule appropriate staff for these meetings.
2. Arrange for preliminary construction estimates.
3. Determine what codes and regulations are applicable to the project; determine what permits, licenses and authorizations will be required and how each is to be secured.
4. Arrange for pre-bid estimates.
5. Perform independent review of all contract drawings and specifications for completeness, correctness and coordination. Ensure that corrections and clarifications are made if required.

D. Construction Engineering/ Management Phase:

1. Prepare and distribute a schedule of anticipated shop drawings and samples.
2. Schedule personnel for job visits, when appropriate; coordinate field visits of construction representatives.
3. Review all requests for modifications of the contract drawings and specifications, whether initiated by Company or Contractors.
4. Consult with Project Head on all modifications and design changes
5. Review and approve all change estimates; prepare and sign all change orders.
6. Review and approve all Contractor monthly requisitions for payment, including requisitions for final payment.
7. Inform Project Head and Company representatives of status of construction.
8. Prepare and oversee the Companys operation and maintenance manuals and record drawings.
9. Collect all warranties, guarantees, and other specification close-out requirements.
10. Coordinate with Consultants to arrange for certificate of substantial completion.
11. Prepare a project summary and critique.
