Desired Skills and Experience: 
Educational Qualification: Graduate Civil Engineer / Masters in Project Management / Bachelor of Architecture
Work Experience: 15-18 years in construction industry and project management, especially, in retail and commercial high rise buildings/complexes.

Roles & Responsibilities: 
In your role, the following illustrative list of responsibilities are included, but not limited to:

Project Planning & Management:
  • Strategic Planning to gain crucial project insights during architectural and engineering design stage and steer the optimization of design within budget
  • Prepare the project management and execution strategy for achieving key performance metrics of cost, timely delivery and quality
  • Regular analysis of potential project risks and strategizing for risk mitigation
  • Construction budget finalization and cash flow projections for complete project life cycle
  • Detailing of master schedules and a robust monitoring mechanism for high service delivery
  • Review & Control of time and cost deviations/ overruns
  • Enable maximizing project level profitability
  • Financial analysis of the health of the project through regular review of cost implications of extra work requests
  • Build and update estimation databases, from job closure reports and document key learnings/ practices from projects and rate analysis.
  • Ensure feedback from past/ ongoing projects and rates analysis.
  • Contractor Performance
  • Accuracy and level of details for BOQs
  • Tender documents
  • Planning and estimation
  • Design and quality specifications
  • Contractor rates and completion costs

Design Engineering:
  • Provide/support provision of engineering inputs during concept design
  • Liaise/support Chief - Projects to liaise with architects / consulting engineers, other consultants & external quantity surveyors during the preparation of:
  • Concept drawings
  • Perspective drawings
  • Submission drawings
  • Tender drawings
  • Consolidate cost estimates based on design and review quality specifications
  • Detailing & preparing drawings as per costing
  • Preparing information regarding design, structural specifications, materials, color, equipment, estimated costs and construction time
  • Guiding and ensuring best practices on Value Engineering including inter alia conducting VE workshops to achieve target cost reduction
  • Monitoring cost reduction initiatives across all projects
  • Keep abreast with latest trends in construction industry, particularly with respect to cost, time, quality and innovative practices.

Contract Management:
  • Pre-qualifying contractors for issue of tender documents.
  • Reviewing BOQs and ensure necessary level of details in BOQ, as prepared by architects.
  • Standardisation/improvement of tender documents including terms, design and BOQ, in consultation with architects and Project Managers, SCM & QS
  • Consolidate estimates for tenders across projects/regions and develop cost database.
  • Prepare recommendations for Tender Evaluation Committee, as appropriate &/or as needed.
  • Provide annual requirements with approximate monthly breakups for key materials (such as cement and steel) to Head SCM.
