POSITION GOALS
- To achieve excellence in preventive maintenance programs at CLIENT sites with highest standards and ensure energy conservation practices;
- Manage M&E scope to ensure the quality and deliverables with in the stipulated time;
- To provide comprehensive facility, contract and procurement management for technical services to the client;
- To achieve financial and other targets established by the Account Mgmt.
- To effectively manage M&E service provide team and ensure M&E services are delivered as per agreed SOW .
- Achieve Key performance Indicators and service Level Agreements targets associated with engineering service and energy management
Duties And Responsibilities
Facilities Operations:
- Provides professional consultation to all lower-level employees who develop standards and ensures that routines and controls keep the organization operating safely and effectively.
- Plan and manage the budgets for Engineering & Operational contracts;
- Ensure compliance to all CEM (Critical Environment Management) procedures developed by JLL.
- Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations;
- Responsible for planning a critical spares list for all installations as per manufacturer’s recommendations and inventory;
- Responsible for development of all maintenance related schedules and shutdowns in consultation with Clients / OEMs;
- Periodically inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems;
- Work towards the ‘ZERO’ down time and set up the practices to ensure the delivery of seamless service to Clients;
- Responsible for ensuring landlord’s compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate;
- Responsible for setting up the maintenance contracts to ensure the risk mitigation to the Client operations;
- Assume the responsibilities of SFM, as and when required;
- Implement the Energy management programs to reduce the cost on utilities;
- Responsible for coordinating with contractors on renovations, remodels and new construction from initiation to completion. Knowledge in Projects management will be an advantage.
- Reporting:
- Responsible for weekly & monthly reports on M & E, covering the maintenance contracts, spare parts consumption, Incident reports, Improvement projects etc and also for the collection, analysis and publishing of these reports.
- Energy management, saving opportunities, risk management & engineering systems audits.
- Tertiary qualifications in either Electrical/Mechanical/l Engineering essential;
- Engineers with Experience 12-14 years in administration and maintenance of large corporate (preferably any IT/ITES)
- Excellent people skills and ability to interact with a wide range of client staff and demands;
- Demonstrated experience with tendering and service improvement initiatives required;
- Knowledge of Occupational Safety requirements;
- Strong PC literacy and proven ability to manage daily activities using various systems;
- Demonstrated experience with continuous improvement initiatives highly desirable;
- Demonstrated experience with client technical analysis, reporting and preparation of reports required.
