Job Description

The successful candidate will work closely with all members of the project team and will be responsible for the followings and possess the following skills:

Proficient computer skills in Microsoft Office Suite, Project Management software (Unifier) and Scheduling software (Primavera or similar).
A strong work ethic JOBSITE OPERATIONS CONTRACTS
Working knowledge of contract with general contractors, architects and engineers.
Working knowledge of subcontracts with trade contractors
Working knowledge of work scopes and organize cost structure SCHEDULING
Monitor Master Schedule provided by the General contractor.
Document schedule impacts to project. CHANGE ORDERS
Identify and formalize changes in the project.
Assemble and submit complete, accurate change request in accordance with owner contact requirements. Expedite approval of change orders.
Assemble and notify all parties of approved change orders in accordance with contract requirements.
Process general contractor change orders. WEEKLY CONSTRUCTION MEETING
Attend all Owner/Architect meeting, Subcontractor meeting, Staff meeting and other meetings.
Follow through on action items. SAFETY
Participate in and apply Qualcomm's Environmental Health and Safety Plan to constantly maintain Injury-Free Environments.
Assist Project Manager in the implementation of Qualcomm policies and the execution of the project
Organize the duties assigned project staff, provide direction, prioritization and coordination to ensure all job duties and project requirements are fulfilled Assist Project Manager in:
Maintain all cost, commitment and projection information current in the company job costing system.
Preparing monthly progress reports by incorporating all new contract amounts, material purchases costs to date and change orders.
Reviewing monthly cost status reports.
Reviewing General Contractor billing requirements in accordance with the contract. DOCUMENT CONTROL
Weekly site tour.
Evaluation of construction activities.
Update master drawing set as required.
Monitor testing and inspection record and reports
Monitor safety inspection and accident logs and reports
Record building permit inspections and sign offs.
Anticipate and record official notices: Beneficial Occupancy, Substantial Completion, Certificate of Occupancy,
Notice of Completion, Warranties/Guarantees.
Monitor request for information log and submittal log.
Distribute new drawings, changes, approved submittals, RFI responses and other project information to all affected parties PROCUREMENT
Act as Purchasing Agent under Project Managers direction.
Schedule and expedite material, equipment purchases and delivery for all Qualcomm furnished equipment.
Identify and expedite long lead items
Schedule and expedite submittals of shop drawings, samples, and supplier data for timely approval
Schedule internal vendor work and ensure subs are ready on schedule TECHNICAL
Review General Contractor Shop Drawings such as concrete forms and wall frame detailing under direction of Project Manager.
Participate in job layout. Verify elevations and dimensions.
Review all subcontractor and vendor shop drawings, product data, samples, manuals, etc. for all compliance with contact documents and coordination with all other items of work. Seek and study problems, conflicts, incomplete or ambiguous design information and any other questions/issues presented by subs, vendors, designers and staff or others. Resolve all promptly including, when necessary, interfacing with designers, engineers or Qualcomm internal partners. Document solutions. Distribute to all affected parties PROJECT CLOSE OUT
Collect al project close-out documents, including warranties, record drawing set, keys and operation manuals for the project.
Assist project manager in financial close out reconciliatio of all project cost.
Assist project manager in the internal and external audit process.
